Using the 217 new homes, the <br />City's populaiion will grow to over 17, 170 residents. The most recent forecasts from the <br />Metropolitan ~?~ouneil project that the City will reach 17,000 people in the year 2000. As <br />many of you iare aware, a majority of the new home permits are being constructed in the <br />urban area. This area of the City currently accounts for 78 percent of the new homes <br />constructed. Cun'enfly, the City has an inventory of 303 lots in the urban area. This <br />inventory, b~ed upon current proportions of 160 urban lots absorbed per year, will last <br />until 1997. There is additional property available for development in the current MUSA. <br />Barfing any unforeseen complications, the earliest the City should need to request a MUSA <br />expansion as per the new charter requirements would be the election in 1996. <br /> <br />The City has arlso seen substantial growth in the commercial/industrial building activity. In <br />the past six years, the City has averaged 39,610 square feet of commercialfmdustrial <br />property per 7ear. During 1995, the City has already constructed 125,464 square feet of <br />space. This is the largest amount of space constructed in any single year. This amount <br />does not include the AEC facility or other anticipated facilities. The City would expect this <br />trend to con~tinue for the next couple of years because of the availability of <br />comrnercial/'ln~ustrial property. This reserve should also last until the 1996 election, at <br />which time the City will need to evaluate the necessity of a MUSA expansion. <br /> <br />As always, if you have any suggestions about these, reports or require additional <br />information, please see me. <br /> <br />/I <br /> <br /> <br />
