Subdivision - Design Standards <br /> <br />§ 9.5(}.30 <br /> <br /> ~,~ c, ..... ,:~.. r.,..-.....:~o:~., of trails identified by the City as <br /> horse or wilderness trails. Park dedication credit will be given <br /> for construction of the trail(s) and associated improvements at a <br /> rate determined by the City Engineer. <br /> <br /> c. Complete, construct, and pave walkways which may be required <br /> for transportation as a result of the plat in accordance <br /> with as ................. 'n .......... th standards. <br /> Such walkways may be within or abutting residential street <br /> right-of-way. No park dedication credit will be given for these <br /> connecting links or construction thereof. <br /> <br /> d. Establish park boundary comers for the purpose of erecting park <br /> limit signs. Monuments of permanent character shall be placed <br /> by the subdivider at all angle and curve points on the outside <br /> boundaries of all public property. <br /> <br /> e. Provide sufficient public road access and surfaced parking <br /> facility as deemed appropriate by the Park and Recreation <br /> Commission after consideration of the recommendation of the <br /> City Engineer for neighborhood parks and community parks. <br /> <br /> f. The subdivider shall submit a topographical, site, grading and <br /> Iandscape plan prepared by a registered engineer or landscape <br /> architect to the City for approval during the preliminary plat <br /> process. <br /> <br /> Subd. 10.Agreement as to dedication. Agreements as to the <br />requirements in §9.50.37 shall be made as part of a performance contract presented for <br />approval along with the final plat. Failure of the Council and subdivider to reach agreement <br />regarding the matters in {}9.50.37 above shall constitute denial of the plat. <br /> <br /> Subd. 11.Exceptions. In the case of a request to divide a lot which is a <br />part of a recorded plat where the division is to permit the adding of a parcel of land to an <br />abutting lot which does not create a new buildable lot, the subdivider shall be exempt from <br />complying with any procedural requirements of this section. <br /> <br /> Subd. 12.Application to minor subdivisions. In the event of a <br />minor subdivision, the provisions of this section shall apply to the new lots being created <br />rather than the gross area being subdivided. <br /> <br /> Subd. 13.Application to resubdivision. <br /> <br /> a. In the event of a resubdivision of a parcel for which park <br /> dedication requirements have previously been met, no additional <br /> park dedication requirements shall be imposed as a result of the <br /> resubdivision providing the overall' density of development of <br /> the parcel remains the same as the density allowed under the <br /> zoning in effect at the time of the initial subdivision. <br /> <br /> b.
