For exar~ple, T.H. g47 has been identified as one such area of concern, and our <br /> recent MUSA exp(msion includes area which is likely to contribute traffic to this arterial. <br /> <br /> In the past, development agreements have required specific improvement along major <br /> roadways to be ins[tailed by the developer. For example, the additional turn lanes required <br /> by the State on T.f~I. g47 at <br /> Lane for access i~to Willow Ridge will be f'manced by the Willow Ridge development. <br /> However, the devgloper aptly pointed out that these improvements would also provide <br /> benefit to the propbrties associated with the Sunny Ponds and Ramsey Meadows additions <br /> which may also u~ this access point onto T.H. g47. <br /> <br /> At a recent Counqfl workshop, it was suggested than an impact fee be contributed into a <br /> fund which wouldlfmance improvements over and above those required for the individual <br /> subdivision. The knpact fee system could function similar to the existing sewer and water <br /> trunk funds. Staff is supportive of this concept.
