This prime indt~trial property has <br /> access to both County Road #116 (Industry Avenue N.W.) and County Road #57 (Sunfish Lake Blvd. N.W.). With the construction <br /> of interior streets and the extension of water and sewer laterals, completed by July, 1995, this property will then be fully serviced and <br /> available for development. The sites have ideal soils for the construction of any type of facility and the southem border is comprised <br /> of the Burlington Northern rail line, giving it possible access to mil shipping. <br /> This property is also located in a Tax Increment Financing District which allows the City to assist qualified businesses in <br /> facility development. Financial assistance would be based upon the need of the project and the amount of increment that would be <br /> generated by the proposed facility. Since each project will be reviewed under this criteria, assistance packages would be specifically <br /> designed for each project. Sites are vaiued at between 90¢ and $1.1X) per square foot with infrastructure in and paid. <br /> The ease of acquisition and the wide range of amenities available make this industrial area a prime location for any business <br /> searching for a new location.
