We have received the sketch plan which <br />consists of one isheet prepared by Larnpert Architects dated received by the City on <br />April 14, 1995.1 We offer the following comments: <br /> <br />1. General: The proposed pl. at is in the B-3 Highway Business District and <br /> consist.4 of approximately 9 acres. The property currently consists of two <br /> unplatt&l lots and is proposed to be reconfigured into three platted lots and <br /> one outlot for future development. · <br /> <br />2. Lot SiZes and Dimensions: The minimum lot size'in the B-3 District is <br /> 1/2acre{ Lot 1 is approximately 2.4 acres in size and Lots 2 and 3 are <br /> approxiinately 1.8 acres in size. All of the lots exceed the 100 foot lot width <br /> requirefnent. <br /> <br />3. Non-Conformin~ BUilding: The structure on the property does not meet <br /> current ~erformknce stan~tards established in City Code and as a result of <br /> vacancy,r, has lost its non-conforming rights. It is Staff's understanding that <br /> the developer will be demolishing the structure. <br /> <br />Access to Lots from Highway #10: The developer is intending to retain the <br />two current accesses onto Hwy. #10. Lots 2 and 3 are proposed to receive <br />access via a drive/parking lane to be developed adjacent to Hwy. #10 <br />betweefi Lot 1 on the west and the ouflot on the east. 'City Staff is <br />recomrriending that the developer plat a 40 foot wide outlot along the <br />northent boundary of the property that would be conveyed to the City upon <br />request.'; This outlot would serve to protect an area for future development <br />as a serVice road in the event the State pumhases access rights onto Hwy. <br />#10. The sketch plan has been forwarded to Mn/DOT for review. <br /> <br />Draina~ and Utility Easements: The City Engineer is requesting a 40 foot <br />wide ch:~inage and htility easement along the northern boundary of the plat <br />for the 4xtension of utilities. The standard 10 foot wide drainage and utility <br />easemegts should be provided along the east, west and south plat <br />boundao'i"es and five foot wide drainage and utility easements should be <br />provide41~ along ail common lot lines. <br /> <br /> <br />
