The sketch plan consists of one sheet prepared by Kurth Surveying, Inc., dated April 21, <br />t995. We offer the following comments: <br /> <br />o <br /> <br />General: The subject plat is a replat of Lots 1, 2, 6 and 7, Block 4, Riverside West. <br />Currently, the Superbowl stracture and use encroaches onto all four of the above listed <br />lots. The purpose of the replat is to achieve one large commercial lot for the SuperbowI <br />structure and create two urban residential lots from the remainder of Lot 6. What is shown <br />as Parcels "A", "B", and "C" wilt have to be shown on the final plat as Block 1, Lots 1, 2 <br />and 3, Riverview Bowl. <br /> <br />Zoning: The subject property is currently zoned B-3 Highway Business. Following the <br />platting process, it will be necessary to rezone that portion of the plat shown as parcels "B" <br />and "C" to R-I Urban Residential. Parcels east and south of Parcels "B" and "C" are <br />currently zoned residential and parcels to the north and west are zoned commercial. <br /> <br />Lot Sizes:. The commercial lot exceeds the 1/2 acre minimum lot size requirement and the <br />'two proposed residential lots exceed the I0,800 square foot minimum. <br /> <br />Lot Dimen~i0n~;. All of the lots exceed the minimum dimensional requirements for <br />commercial and residential lots in the urban district <br /> <br />Structure Setbacks: The lot designated on the sketch as Parcel "A" contains the existing <br />Superbowl structure and what is shown as Parcels "B" and "C" are vacant. The <br />commercial lot, Parcel "A", is drawn in such a way that the Superbowl sm~cture will no <br />longer encroach on property lines and ,Mil meet all structure setback requirements for the B- <br />3 Highway Business District. <br /> <br />However, Section 9.11.20 of City Code requires a 40 foot wide yard between all <br />commercial and residential uses. Therefore, the north property line of Parcel "B" should be <br />at least 40 feet away 'from the blacktop and volleyball court on the south and east sides of <br />the SuperbowI. <br /> <br />[Jli].[li.e,~ Superbowl is currently connected to municipal water and sanitary sewer. <br />These utilities are available to the two residential lots proposed and connection will be <br />required with the development of the lots. <br /> <br />Drainage: The creation of this subdivision will result in two additional single family <br />dwelling units which will increase runoff onto Dolomite Street and ultimately to the <br />Mississippi River.
