We offer the following comments: <br /> <br />1. .General and Zoning: The subject property is approximately 22.5 acres in size and a <br /> majorit~ of it is zoned B-1 Business. However, a small portion of the southeast comer of <br /> the plat already zoned for R-1 Urban Residential. The sketch plan indicates a proposal to <br /> develop ithe property with 45 single family lots to be serviced by municipal water and <br /> sanitary sewer. A rezoning of a portion of the plat to R-1 Urban Residential will be <br /> necesar~,~. Ouflot A is intended to retain the B-1 zoning for future de/,elopment. <br /> <br />e <br /> <br />e <br /> <br />Lot Sizeg and Dimensions: The minimum lot width in the R-1 Urban Residential District is <br />80 feet, br 90 feet on comer lots, and the minimum lot area is 10,800 square feet. The <br />prelimin[u'y plat will require verification that these standards are met. <br /> <br />Access t? Lots: Access to the plat is proposed to be provided from 153rd Avenue N.W. <br />W.ctland. s: There are no protected wetlands nor wetlands which appear on the national <br />wetland linventory located within this parcel. The developer should have any suspected <br />wetland ~'eas investigated and delineated by a qualified wetland delineator. <br /> <br />Streets: ~At the request of City Staff, the most southerly east/west road has been platted to <br /> L <br />the wes~ boundary of the plat to provide options for public road access to the easterly <br />portion 6f the City's property. The one cul-de-sac proposed does not exceed the 600 foot <br />maximu~ length restriction. The north/south street should be named Germanium St. <br />N.W., th~ cul-de-sac should be 152nd Court N.W., and the most southerly east/west road <br />should b~ named 152nd Avenue N.W. and at the point it changes direction north, it should <br />be changed to 152nd Lane N.W. <br /> <br />Drainae.e: A drainage and grading plan will be required as part of the preliminary plat <br />approv~ process. Drainage from this parcel will need to be discharged into Protected <br />WetlandI#729 or #658, which are located approximately 1,000 feet to the south. It wilI be <br />necessary to address the impact this discharge will have on these wetlands. Installation of <br />outlet control on these wetlands should be anticipated as an esential element for the <br />development of this plat. <br /> <br /> <br />
