We offer the following comments: <br /> <br />I. General and Zoning: The subject property is approximately 22.5 acres in size and a <br /> majority d~f it is zoned B-1 Business. However, a small portion of the southeast comer of <br /> the plat islalready zoned for R-1 Urban Residential. The sketch plan indicates a proposal to <br /> dev.elop t~e property with 45 single family lots to be serviced by municipal water and <br /> sanitary ~ewer. A rezoning of a portion of the plat to R-1 Urban Residential will be <br /> necesary, iOudot A is intended to retain the B-1 zoning for future deoelopment. <br /> <br />2. Lot Sizes 9nd Dimensions: The minimum lot width in the R-1 Urban Residential District is <br /> 80 feet, c0' 90 feet on comer lots, andthe minimfim lot area is 10,800 square feet. The <br /> prelimin~. ' plat will require verification that these standards are met. <br /> <br /> Access tolLots: Access to the plat is propOsed to be provided from 153rd Avenue N.W. <br /> <br /> Wetlands~ There are no protected wetlands nor W~tlands which appear on the national <br /> wetland ihventory located within this parcel. The developer should have any..suspected <br /> wetland ~eas investigated and delineated by a qualified wetland delineator. <br /> <br /> ~ At the request of City Staff, the most southerly east/west road has been platted to <br /> the westboundary of the plat to provide options for public road ~'ccess to the easterly <br /> portion ot~ the City's property. The one cul-de-sac proposed does not exceed the 600 foot <br /> maximum length restriction. The north/south street should be named Germanium St. <br /> N.W., theicul-de-sac should be 152nd Court N.W., and the most southerly east/west road <br /> should beinamed 152nd Avenue N.W. and at the point it changes direction north, it should <br /> be change~d to 152nd Lane N.W. <br /> <br /> Drainage[ A drainage and grading plan will be required as part of the preliminary plat <br /> approval process. Drainage from this parcel will need to be discharged into Protected <br /> Wetland/1729 or #658, which are located approximately 1,000 feet to the south. It wilI be <br /> necessaryito address the impact this discharge will have on these wetlands. Installation of <br /> outlet coi~trol on these wetlands should be anticipated as an esential element for the <br /> development of 'this plat. <br /> <br /> <br />
