The sketch plan consists of one sheet prepared by John Oliver & Associates, Inc., dated
October 27, 1995. We offer the following comments:

4.

5.

6.

General: The subject plat is a replat of Lot 2, Block 1, and Lot 1, Block 2, Haubrich
Addition into 8 urban lots, which includes the homestead. The proposed subdivision is a
result of the petition for the extension of sewer and water improvements in Haubrich
Addition.

~ The subject property is currently zoned R-I Urban Residential and the proposed
single family urban lots are in accordance with the zoning regulations.

Lot Sizes: All of the lots meet the 10,800 square foot minimum lot size.

Lot Dimen.$i.on$[ All of the lots meet the 80 foot lot width requirement-

lJtilitie.5; Ali of the lots will be served by municipal water and sanitary sewer.

~ Stormwater from the backyards of the five lots on the south side of 151st Lane
will follow the existing topography and drain into a low depression on adjacent school
property. The drainage from the backyards of the lots on the north side of I51st Lane will
drain northward to a low area contained within the lots which is currently designated as a
drainage easement. The front half of the lots will drain to ISlst Lane. Catch basins have
been installed at a Iow point on 151st Lane, and mnoffis conducted by means of a 1'5 inch
storm sewer to a low area which has been designated as a drainage easement.

The standard 10 foot drainage and utility easements along the outer perimeters of the
parcels and the 5 foot easements along common property lines are in place.

Transportation Imp. acts; On November 20, 1995, the Ramey City Council approved
the implementation of a Transportation Impact Fee. At this time, the fee is proposed at
$500.00 per lot. The exact implementation details have not been finalized but Juskiewicz
Addition is potentially impacted by this new fee.
