We offer the following comments: <br /> <br />.General: The subject plat is a reptat of Lot 2, Block 2, Haubrich Addition into 5 urban <br />lots, which includes the homestead. The proposed subdivision is a result of the petition for <br />the extension of sewer and water improvements in Haubrich Addition. · <br /> <br />e <br /> <br />~ The subject property is currently zoned R- 1 Urban Residential and the proposed <br />single family urban lots are in accordance with the zoning regulations. <br /> <br />3. ~ Ail of the lots meet the 10,800 square foot minimum lot size. <br /> <br />4. Lot Dimensions: All of the lots meet the 80 foot lot width requirement. <br /> <br />5. Utilities: All of the lots will be served by municipal water and sanitary sewer. <br /> <br />Drainage;. Stormwater from the back'yards of the created lots will follow the existing <br />topography and drain southward into a low depression on the adjacent school.property. <br />Drainage from the front yards of the future homes will drain to 151st Lane. Catch basins <br />have been installed at the low point of 151st Lane, and runoff is conducted by means of a <br />t5 inch storm sewer to a Iow area located primarily on Lot 2 of the Haubrich Addition, <br />wh/ch has been designated as a drainage easement. <br /> <br />The standard 10 foot drainage and utility easements along the outer perimeters of the <br />parcels and the 5 foot easements along common property lines are in place. <br /> <br />Trc. nsp.ortati0n Impacts: On November 20, 1995, the Rame7 City Council approved <br />the implementation of a Transportation Impact Fee. At this time, the fee is proposed at <br />$500.00 per lot. The exact implementation details have not been finalized but Green. <br />Addition is potentially impacted by this new fee. <br /> <br />Existing Well; There is an existing well on the homestead lot (proposed Lot 4, Block 1) <br />that may be retained for irrigation purposes only. If not, it must be abandoned in <br />accordance with the Minnesota Well Code. <br /> <br /> <br />
