Case #6 <br /> <br />RECOMMEND PARK DEDICATION FOR SUNFISH LAKE ESTATES <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />Mr. John Peterson 9f Good Value Homes is requesting park dedication planning direction for the <br />enclosed sketch pl~. The estimated 25 lots are expected to be larger than the standard 10,800 <br />square foot urban 16~ts due to shore land ordinances. The plat will be served by municipal sewer <br />and water. <br /> <br />The developer has ~en informed that lake access and/or views will be a probable commission <br />recommendation. I!)arker drawings on the plan indicate possible open space opportunities thought <br />to be acceptable tolthe developer. As you will recall, earlier recreation discussions involving <br />Sunfish Lake includ~ed a trail surrounding the lake near waters edge. <br /> <br />Observation: <br /> <br />The sketch submi ~.~, by the developer's engineer shows an "on road B" style walk along the <br />street. This may n~ be necessary if adequate lake exposure is avalla.,ble because the dead end street <br />would not generat~ high speed traffic. However, the "sidewalk' would provide for walking <br />continuity around file lake at minimal expense. A link from the cul-de-sac would provide a way to <br />access Sunwood's l~'ail and deliver travelers to other paths, presumably around and near the lake. <br />The subdivisions d¢:velopment may coincide with Sunwood Drive's construction in 1996. <br /> <br />Plans at this time ar ~ for renovation of the existing home and a realignment of the driveway. Most <br />of the site is heavily wooded. An ideal opportunity exists for relocating trees from the site to <br />boulevards of Sum~,ood Drive. Park of this activity may be eligible for reimbursement from <br />Minnesota State Ail t Funds - the source for the roads construction. Sunwood Drive will be a very <br />significant road in Ramsey.
