REQUEST <br /> <br /> CASE # ~, <br /> <br />FOR SKETCH PLAN REVIEW OF WHITETAIL MEADOWS, A <br />i~INOR SUBDIVISION; CASE OF LARRY FERBER <br /> By: Zoning Administrator SyLvia Frolik <br /> <br />Background: <br /> <br />Mr. Larry Ferber i~ requesting a minor subdivision to subdivide a 19 acre parcel located on the east <br />side of Baugh Stre_~t, just south of Countryside Estates. <br /> <br />The following iter~s are enclosed for your information: <br /> a) Sit~ location map <br /> b) Sketch plan <br /> c) Cio Staff review letter dated February 1, 1995 <br /> <br />Observations: <br /> <br />The subject propegy is zoned R-1 Rural Residential and is located in the Rural Service Area, for <br />which minimum 14 size is 10 acres and the density is restricted to 4 units in 40 acres on a pro rata <br />basis. City. Code ~_' rates that if a parcel, is not evenly, divisible by 10, an additional, lot. may be <br />developed ~f the size of the fracuonal parcel ss at least 75% of that required for a s~ngle lot. <br />Therefore, the div~mon of the property into a 10 acre and a 9 acre lot is permitted. <br /> <br />The existing homestead will be located on Lot 1. Lot 2 would require an access onto Baugh Street <br />(County Road #83). The sketch plan has been forwarded to Anoka County H/ghway Department <br />for review. <br /> <br />In accordance with City Code, park dedication will consist of a cash payment for the new lot <br />created. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the minor subdivision. <br /> <br />Commission Action: <br /> <br />Motion to: ~ <br />Accept/den]t the .sketch plan for Whitetail Meadows <br />approve/deny the final plat. <br /> <br />and recommend City Council <br /> <br />Review Checkhst: <br /> <br />PC: <br /> <br />City Engineer <br />Zoning Administrator <br /> <br />2/7/95 <br /> <br /> <br />
