We <br />offer the following comments: <br /> <br />General; The' proposed plat is a minor subdivision that proPoses to subdivide <br />approximately 19 acres into two single family lots; one at 10 acres and the other at 9 acres. <br />The existing homestead on the property will be located on Lot I. <br /> <br />,' <br /> <br />Zoningl: The properiy is zoned R-l'Rural ReSidential and the density is restricted to 4 <br />units in 40 acres on pro rata basis. Therefore, the creation of two lots on 20 acres is <br />permitted. '" <br /> <br />Lot Sizes: The subject parcel is located in the Rural Service Area, for which minimum lot <br />size is.10 acres. However; City Code states that if a parcel is not evenly divisible by 10, an <br />additional lot may be developed if the size of the fractional parcel is at least 75% of that <br />re(:luired for a single lot. Therefore, division of the property into a i0 acre and a 9 acre lot <br />is permitted by City Code. ' .. . <br /> <br />Lot Dimensions: Both .of the lots meet the minimum lot width requirement of 200 feet. <br /> <br />Wetlandsi There are no 'designated' wetlands on the property, and it does not appear that <br />lesser classification wetlands exist on any part of the property. <br /> <br />Drainage: The development of an additional single family residence on proposed Lot 2 <br />would not significantly alter drainage. A culvert should be placed beneath any driveway <br />proposed to service .the new residence. <br /> <br />Acce~ Lo. Lots; The existing homestead on Lot lcurrently receives public access from <br />Baugh Street or County Road #83 and it's location is acceptable to the Anoka County <br />Highway Department... The Anoka County Highway Department has recommended that <br />the access for Lot 2 be made within 30 feet of the north-most line of this parcel. They have <br />also recommended that s6me of the cedar trees be cleared near this new access location to <br />improve the available sight distance for this parcel. Right-of-access along the remaining <br />portions of County Road #83 should be dedicated to Anoka County. <br /> <br /> <br />
