CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF NORTHFORK MOORS <br />ADDITIO~N, A MINOR SUBDIVISION; CASE OF NORTH FORK, INC. <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. is requesting a minor subdivision to properly identify and plat property that is to <br />be conveyed to tim homeowners association and the City of Ramsey. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Si~e location map <br /> b) SP,~. tch plan <br /> c) Ci[y S taft review letter dated February 1, 1995 <br /> <br />Observations: <br /> <br />What is shown 0. n the sketch as Outlots A and B would be conveyed to the homeowners <br />association. Park~ 1 and 2 would be conveyed to the City. <br /> <br />Whispering Pines~ is located just to the east of the proposed plat. Several years ago, a home was <br />built on a drainag~e easement that traversed Lot 3, Block 5. A replacement drainage system was <br />subsequently installed. The piping followed a route that encroached on Northfork P.U.D. in the <br />area of what is no~ being platted. A easement was given to the City for the drainage system. City <br />Staff is recomme,~ding that the plat of Northfork Moors be expanded to include the unplatted <br />remnants in the dortheast, northwest, southeast and southwest corners of the proposed sketch <br />plan. This would, eliminate those awkward remnant outlots and reclassify them as outlots of <br />Northfork Moors t~or future development. Additionally, the location of the drainage system from <br />Whispering Pines ~ould be located and properly platted as drainage and utility easement. <br /> <br />Recommendatidn: <br /> <br />City Staff recommends approval of the minor subdivision. <br /> Commission Action: <br /> <br /> Motion to: <br /> Accept/de~y the sketch plan for Whitetail Meadows contingent upon compliance with City <br /> Staff Review Letter dated February 1, 1995, and recommend City Council approve/deny <br /> the final plat. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Zoning Adminis~xator <br /> <br />PC: 2/7/95 <br /> <br /> <br />
