REQUEST FOR <br /> By: <br /> <br /> CASE # ! <br /> <br />SITE PLAN APPROVAL; CASE OF WENDELL'S <br /> Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Miller Architects & Builders has been contracted by Wendell's to design and construct a <br />manufacturing factility for them on the east side of County Road//116 at about Basalt Street N.W. <br /> <br /> a) Site location map <br /> b) Site plan <br /> c) City Staff review letter dated January 30, 1995 <br /> <br />Observations: <br /> <br />The building is toibe constructed of pre-cast concrete panels and will be served by sanitary sewer <br />and municipal wa~ter. The main level is proposed at 19,600 square feet and the upper mezzanine <br />level at 5,000 square feet. The proposed project meets City Code requirements for lot coverage, <br />architectural standards, setbacks and landscaping. · <br /> <br />Although there ate projected to be 40 employees on the maximum working shift, it has been <br />indicated that there could be occasions when all 55 employees would be required to be on the site. <br />The employee parking lot is proposed at 40 spaces and there is a 1.0-.space visitor parking lot at the <br />front entrance to the building. City Staff has recommended that serious consideration be given to <br />slightly increasing the number of off-street parking spaces on the site. The standard B-612 <br />concrete curbing around the perimeter of all bituminous has not been proposed on the site plan. <br /> <br />In keeping with prior development to the east, construction of an 8 foot wide pedestrian pathway is <br />being required parallel to County Road #116 for the entire length of the property. <br /> <br />The loading dock and waste storage area will be visible from County Road #116 and accordingly, <br />screening has been proposed. The type, size and quantity of plantings and/or fencing needs to be <br />identified on the site plan. <br /> <br />The site plan has been forwarded to Anoka County for review and comment and it is anticipated <br />that the proposal for two accesses onto County Road #116 will be cause for concern. <br /> <br />Ultimately, the gr '.ading plan will have to be corrected to reflect the number of accesses approved by <br />Anoka County. It will also have to show the pedestrian path and erosion control. The City <br />Engineer has recommended reviewing the plan for ways to rework the grading to avoid destroying <br />trees on the east side of the building. Because the weather is not conducive to wetland delineation, <br />the City Engineer ~has recommended that grading be restricted to areas having an elevation of at <br />least 862 feet. Tho drainage plan has not yet been received by the City. <br /> <br /> <br />
