The sketch plan consists of one sheet dated <br />January 20, 1995. We offer the following comments: <br /> <br />General: The intent of the minor subdivision is to plat property the City of <br />Ramsey received from Waste Management of Minnesota, Inc. The receipt <br />of this property is a fulfillment of their agreement with the City to either <br />develop a sM hill on the former landf'dl or deed certain property to the City. <br /> <br />Lots Sizes and Dimensions: The total area of the plat is 112 acres. <br />There are no minimum lot sizes and dimensions applicable in this case. <br /> <br />Lot Designations: Outlots A and B on the north side of 153rd are <br />designated as such for future development and will be retained by the City. <br /> <br />What is shown as Lots 1 and 2 south of 153rd will be retained by the City <br />and developed as park. If in fact the entirety of these lots are to be <br />developed as park, then they should be designated as Park. If not, then <br />they should be designated as oudots until their final development plan is <br />known. <br /> <br />What is shown as Lot 3 will be deeded back to Waste Management to fulfill <br />their obligation to provide a 300 foot buffer between the toe of the slope and <br />Ramsey's property. This lot should also be designated as an outlot because <br />it has no public access and to clearly indicate it is not considered buildable. <br /> <br />The 100 foot wide drainage and utility easement along the western boundary <br />of the property should be assigned Lot and Block numbers to prepare them <br />for eventual acquisition and development by Anoka Municipal Utility w/th <br />transmission lines. <br /> <br /> <br />
