City of Ramsey <br />15153NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55309 <br /> <br />PHONE (612) 427-1410 FAX (612) 427-5543 <br /> TDD (612) 427-8591 <br /> <br />March 2, 1995 <br /> <br />Mr. Charles Christopherson <br />Hakanson Anderson Associates <br />222 Monroe Street <br />Anoka, Mn- 55303 <br /> <br />Re: Revised Sketch Plan Review; Alpine First Addition <br /> <br />Dear Peter: <br /> <br />City Staff has made some minor modifications to our review letter of February 2 <br />pertaining to Alpine First Addition, particularly the comments regarding <br />designafio.ns assigned to the lots therein: <br /> <br />General: The intent of the minor subdivision is to plat property the City of <br />Ramsey received from Waste Management of Minnesota, Inc. The receipt <br />of this property is a fulfillment of their agreement with the City to either <br />develop a ski hill on the former landfill or deed certain property to the City. <br /> <br />Lots Sizes and Dimensions: The total area of the plat is 112 acres. <br />There are no minimum lot sizes and dimensions applicable in this case. <br /> <br />Lot Designations: Outlots A and B on the north side of 153rd are <br />designated as such for future development and will be retained by the City. <br /> <br />What is shown as Lots 1 and 2 south of 153rd will be retained by the City <br />and developed as park. <br /> <br />What is shown as Lot 3 will be deeded back to Waste Management to fulfill <br />their obligation to provide a 300 foot buffer between the toe of the slope and <br />Ramsey's property. This lot should also be designated as an outlot because <br />it has no public access and to clearly indicate it is not considered buildable. <br /> <br />The lCD foot wide drainage and utility easement along the western boundary <br />of the property will facilitate the construction of transmission lines by <br />Anoka Municipal Utility. <br /> <br />4 <br /> <br />Easements: There is a power line easement that runs along the east <br />boundary of the plat. There should be verification of whether or not that <br />easement is within the boundaries of the plat and if it should be rededicated <br />on the plat. <br /> <br /> <br />
