As you may recall, last <br />year Mr. Klcckn ~r applied for a subdivision to plat the 20 acres into two 10 acre rural lots. At the <br />time of applicafi ~n processing, City Staff suggested that Mr. Klcckncr pospone his plat until this <br /> <br />year. Al/of the lots appear to <br />meet the minimu~a 80 foot lot width requirement (90 feet on comers) and more than exceed the <br />10,800 square foet area requirement. <br /> <br />Street access to the lots will be provided by an extension of 151st Lane N.W. which will result in <br />exceeding the 60~ foot maximum dead end street length. Another cul-de-sac will be extended <br />north off of 15 lsd, to access the remainder of the developable property. The over-extended length <br />of 151st is the o,flly reasonable means of developing this property short of bridging wetlands to <br />constmct through~streets, which we know from experience is not acceptable to DNR. <br /> <br />A Grading and D ~ainage Plan and a Tree Preservation and Planting Plan will be required at the time <br />of preliminary pl~t approval. <br /> <br />Park dedication will. be considered by the Park Commission on March 8. It is anticipated that it <br />will consist of a c~mbinafion of cash and trail development <br /> <br />The City Engine~ and Parks Supervisor met with the developer on March 2 to review utility and <br />trail alignments. ~ny modifications to the design of the sketch plan resulting from that meeting <br />will be reviewed 'kith the Planning Commission at their March meeting. <br /> <br />Recommendation: <br /> <br />City Staff recommends that the developer be directed to proceed to the preliminary plat stage. <br /> <br /> Commission Action: <br /> <br /> Motion to: <br /> Grant sketch plan approval to Fox KnolI and recommend that the developer proceed to <br /> apply for p~liminary plat approval. <br /> <br />Review Checldist:~ City Engineer <br /> ~ Parks & Utilities Supervisor <br /> <br />PC: <br /> <br />3/7/95 <br /> <br /> <br />
