CASE # t~ <br />REQUES~F FOR PRELIMINARY PLAT APPROVAL OF FOX KNOLL; <br />CASE OF RICK MURRAY, RESIDENTIAL DEVELOPMENT COMPANY, AND <br /> r MARK KLECKNER, FOX DEVELOPMENT CO. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Rick Murray of l~esidenfial Development Company is requesting preliminary plat approval of Fox <br />Knoll. As you n~y recall, last year the subject property was proposed for a subdivision to plat the <br />20 acres into two Il0 acre rural lots. At the time of application p~_r~,_essing, City Staff suggested that <br />platting the profierty be postponed until this year. The City s suggestion was based on the <br />anticipated expa~.sion of the Metropolitan Urban Service Area (MUSA) and the availability of <br />sewer and water ~ the site by mid 1995, which would allow development of the property at urban <br />densities. Another cul-de-sac will be extended <br />to access the remainder of the developable property. The over-extended length <br />ly reasonable means of developing this property short of bridging wetlands to <br /> <br />construct through streets, which we know from experience is not acceptable to DNR. <br /> <br />A Grading and D .rginage Plan has been accepted and approved by the City Engineer. The final plat <br />should dedicate ~ of the wetland area as a drainage and utility easement. <br /> <br />As an addendum lb the Grading Plan, the developer must submit a Tree Preservation and Planting <br />Plan. <br /> <br />The Park Commi~isi0n met on March 8 and park dedication is to consist of a combination of trail <br />development and gash.
