The sketch plan consists of one sheet dated March 29, 1995. We offer <br />the following comments: <br /> <br />General: The proposed plat is in the Industrial District and consists of <br />approximately 13 acres to be subdivided into 3 lots and 2 outlots. Outlot A <br />is a natural depression that will be used for ponding purposes and perhaps <br />some minor recreational activity such as a walking path around the ponding <br />area. <br /> <br />Lot Sizes and Dimensions: Ali of the lots meet the i acre minimum lot size <br />requirement and with the construction of Uranium and McKinley Streets, <br />each lot will meet the 200 feet of frontage on a public road requirement. <br /> <br />Drainage: Drainage from the streets and induswial lots w/Il be directed to the <br />depression reserved for drainage on the plat. It is anticipated that an outlet <br />from this area will be connected to Magnesium Pond which will be provided <br />with an outlet to either the Rum or Mississippi River. Additional on site <br />drainage ponds may be required on individual sites if necessary. <br /> <br />Streets: The lots will receive public access from McKinley Street N.W. and <br />Uranium Street N.W. McKinley Street will be aligned along the route of <br />the sanitary interceptor sewer. These streets are being constructed by the <br />City with Tax Increment Financing revenues to promote economic <br />development in the area. <br /> <br />5. Park Dedication: The City is exempt from park dedication requirements. <br /> <br />City Staff will forward the results of the April 4 Planning Commission meeting to <br />Hakanson Anderson Associates for reference in preparing the final plat for <br />approval. <br /> <br /> <br />
