City of Ramsey

15153NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303

PHONE (612) 427-1410 FAX (612) 427-5543
TDD (612) 427-8591

April 25, 1995

Jim Deal
16191 Makah Street N.W.
Andover, Mn 55303

Re: Sketch Plan Review; Deal Industrial Park

Dear Jim:

This letter is in response to your request for a minor subdivision in the City of
Ramsey to be named Deal Industrial Park. We have received the sketch plan which
consists of one sheet prepared by Lampert Architects dated received by the City on
April 14, 1995. We offer the following comments:

General: The proposed plat is in the B-3 Highway Business District and
consists of approximately 9 acres. The property currently consists of two
unplatted lots and is proposed to be reconfigured into three platted lots and
one ouflot for future development.

Lot Sizes and Dimensions: The minimum lot size in the B-3 District is
1/2acre; Lot 1 is approximately 2,4 acres in size and Lots 2 and 3 are
approximately 1.8 acres in size. All of the lots exceed the 100 foot lot width
requirement.

Non-Conforming Building: The structure On the property does not meet
current performance standards established in City Code and as a result of
vacancy, has lost its non-conforming rights. It is Staffs understanding that
the developer will be demolishing the structure.

Access t9 Lots frgm HighwaY. #10: The developer is intending to retain the
two current accesses onto Hwy. #10. Lots 2 and 3 are proposed to receive
access via a drive/parking lane to be developed adjacent to Hwy. #I0
between Lot 1 on the west and the ouflot on the east. City Staff is
recommending that the developer plat a 40 foot wide outlot along the
northern boundary of the property that would be conveyed to the City upon
request. This ouflot would serve to protect an area for furore development
as a service road in the event the State purchases access rights onto Hwy.
#I0. The sketch plan has been forwarded to Mn/DOT for review.

Drainage and Utili .ty Easements: The City Engineer is requesting a 40 foot
wide drainage and utility easement along the northern boundary of the plat
for the extension of utilities. The standard 10 foot wide drainage and utility
easements should be provided along the east, west and south plat
boundaries and five foot wide .drainage and utility easements should be
provided along all common lot lines.

q
