IM : DF PECK CONSULTING ,PHONE NO. : 484 -7421 Ma~3. 26 1995 01:49PM P2 <br /> <br />May 26, 1995 <br /> <br />Ms. Sylvia Frolik <br />Zoning Administrator <br />City of Ramsey. <br />15153 Nowthen Blvd. <br />Ramsey, Mn. 5~303 <br /> <br />Grading and Mining Permits <br /> <br />Dear Ms. Protik: <br /> <br /> In regards to North Fork's Applications for certain Grading and Mining Permits <br />please be advised as follows: <br /> <br /> The Application to regrade portions of Lots 5, 6, 7 and'8 in Block 3, Northfork <br />Links Addition is for the purpose of creating Walkout building sites for these lots. <br />The lots were platted 1n'1991 and'three have remained ~nsold and none have been <br />built upon. North Fork's builders and.salespeople believe that rai~ing the grades <br />will help assure that upscale homes will eventually be built on these lots. <br /> <br /> Present grades'on these lots range, generally from 880' to 882'. The grading <br />proposed is to to create front elevations of 887' on the' building pads with a six <br />foot drop to the Walkout grade to the rear. These lots are all approximately 200' <br />wide and the created building pads would not be much more than 80' in width with <br />slopes of perhaps 8' to 1' extending towards the property lines. An 879.8' elevation <br />would be ma~ntained along tbs lot' line between Lots 7 and 8 to guaranty drainage <br />to a catch basin located along Andrie Street.' No rear elevation woul~ be less than <br />881'. No materait will be impor'ted.to or'exported from'the Bite.: 'All driuew~ grades <br />will be less than 8%. <br /> <br /> The ApPlication to'r~grade Portions of Lots 3 and 4, Block 2, Northfork Lake <br />Addition is again for'the purpose of Creating more attractive building sites. In <br />order to.preserve the trees located on Lot 2, Block 2, the home built on that lot <br />was moved towards the east property line. This, plus the size of the homes expected <br />to be built on Lots 3 .and 4 cramp'the home sites and the sight lines. Moving the <br />walkout grades closer to Inverness Lane would give owners of,Lots Z through 5 <br />greater privacy and shorten somewhat-the required length of driveways for Lot~ 3 <br />and 4. Septic systems WoUld b~ located further from the lake. <br /> <br /> The grading plan would require the removal of approximately 16,000 uubic y~rds <br />of material. Such material would be removed by belly-dumps west along. I~vernsss <br />and through the golf course. To minimize the impact on existing homes such ~port <br />could be done in one or two moves.
