Case #~' <br /> <br />REQUEST FoR A CONDITIONAL USE PERMIT TO EXPAND THE GRACE <br />COMMUNITY B~BLE CHURCH FACILITY IN THE R-1 RURAL RESIDENTIAL <br />DISTRICT; CASE OF GRACE COMMUNITY BIBLE CHURCH <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />'Background: <br />Grace Community Ilible Church is proposing to construct a 3,600 square foot addition to their <br />church facility at 6341 167th Avenue N.W. The proposed addition will provide indoor recreational <br />activity space for thq$ members of the congregation. Churches are not a permitted use in the R-1 <br />Rural Residential DiStrict, and the church is at this lOCation by the issuance of a conditional use <br />permit. City Code r~luires that any time a conditional use desires to expand, a conditional use <br />permit should be app!ied for and obtained. The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Propos~ site plan <br /> c) Propos ,eld findings of fact <br /> d) Proposeid conditional use permit <br /> <br />Notification: <br /> <br />City Code requires aiPublic hearing for conditional use permit applications. State statute requires <br />that any property within 350 feet of the subject property be notified of the application. City Staff <br />notified any propertj/within 400 feet of the subject property of the proposed expansion of the <br />facility. <br /> <br />Observations: <br /> <br />The applicant has stated that the proposed addition to the church facility is strictly to provide indoor <br />recreational space fo~ ~ts membership, and therefore, no ~ncrease to the paved off-street parking lot <br />should be required aslit is not increasing the number of members accommodated by the church. <br /> <br />The proposed expanslon is to be constructed with cedar siding and an asphalt shingle roof to match <br />the existing structure IOn the property. <br /> <br />Recommendation: <br /> <br />City Staff recommer~ds approval of the conditional use permit for an expansion of the church <br />facility. <br /> <br />Commission Action: <br /> <br />Motion to recommenql that City Council adopt Findings of Fact # <br />Grace Community Bible Church for a conditional use permit. <br /> <br />relating to a request from <br /> <br />Motion to recommend that City Council approve/deny the request from Grace Community Bible <br />Church for a conditiohal use permit and adopt Resolution g95-06-.__ declaring terms of same. <br /> <br />Reviewed by: <br /> <br />Zoning Administrator;; <br /> <br />PC: 06/06/95 <br /> <br /> <br />
