CASE #6 <br /> <br />REQUEST FOR ~ITE PLAN REVIEW TO EXPAND THE GRACE COMMUNITY <br /> BIBLE CHURCH; CASE OF GRACE COMMUNITY BIBLE CHURCH <br /> ~ By: Zoning Administrator Sylvia Frolik <br /> <br />Background: ~ <br /> <br />Grace Community Bible Church has applied for site plan approval to construct a 3,600 square foot <br />addition to the churc~ facility located at 6341 167th Avenue N.W. The addition to the church will <br />be for indoor recreational purposes. The following items are enclosed for your information: <br /> <br /> a) Site 19Cation map <br /> b) Site p~an and building elevations <br /> c) Build~ng elevations <br /> d) City Staff review letter dated May 31, 1995 <br /> <br />Notification: <br /> <br />Site plan reviews af~e not required to be subjected to public hearing, s. However, this particular <br />expansion also requires a conditional use permit for which there is a public hearing process. <br />Neighboring prope~es will be cognizant of the expansion because of public hearing notices sent <br />relating to the conditional use permit process. <br /> <br />Observations: <br /> <br />A church structure and a parsonage currently exist on the subject property. The exterior facing <br />finish on the church gddition is proposed to be cedar siding with an asphalt shingle roof, which is <br />in compliance with cbde and compatible with the existing structures on the property. <br /> <br />The subject propert~ is 10 acres in size and the total square footage of the church, parsonage and <br />addition are nowheqe close to approaching the 25% lot coverage restriction. The addition also <br />exceeds all of the staOdard yard setback requirements. <br />The maximum heigt~t limit in the Rural Residential District is 35 feet and Section 9.11.15 of the <br /> height of the chumh <br /> The proposed <br />City Code exempts d~hurch spires from This height restriction. <br />addition is 24 feet,~land despite the drawing provided, there will not be a spire on top of the <br />addition. <br /> <br />The addition to the ~hurch is not precipitated by an increase an membership and therefore, no <br />additional off-street Parking is required. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval. <br /> <br />Commission Action: <br /> <br /> Motion to: <br /> Recommend ,,that City Council approve/deny the site plan for the expansion of the Grace <br /> Community gible Church. <br /> [ <br /> <br />Review Checklist: City Engineer <br />PC: '- 6/6/95 <br /> <br /> <br />
