The site plan consists of 1 sheet drawn by Keillor Architects, Revision Date July 9, <br />1984. We are also ih receipt of a one-sheet building elevation prepared provided by Maranatha <br />Custom Churches, In~c. We offer the following comments: <br /> <br />1. General: Thee proposed expansion to the church facility consists of a 3,600 square foot <br /> addition to the church structure. The addition is proposed to provide an indoor <br /> recreational/a~tivity area for the church membership. <br /> <br />2. Zgning: Theisubject property is zoned R-1 Rural Residential for which churches are not a <br /> permitted us~. The City of Ramsey issued a conditional use permit allowing for the <br /> establishmenl~ of this church in the residential district in 1983. Appropr/ately, application <br /> has been received for a conditional use permit to expand the conditional use. <br /> <br />3. Lot Size: ThOr subject property is 10 acres or 435,600 square feet in size. <br /> <br />4. Lgt Coverage: The subject property is restricted to a 25% lot coverage or 108,900 square <br /> feet. The arena of the existing church structure is 3,750 square feet and the area of the <br /> parsonage is2,080 square feet. The size of the proposed addition is 3,600 square feet. <br /> The total of these is 9,430 square feet which is in compliance with City Code <br /> <br />5. ArchitecturaliStandards: The addition is proposed to be a steel frame construction with <br /> cedar siding ~nd asphalt shingle roof, which is in conformance with City Code and <br /> compatible with existing structures on the property. City Code establishes a 35 foot height <br /> restriction from which church spires are exempt. The height of the proposed addition is 24 <br /> feet, and des~te the drawing provided, it is Staff's understanding that there will not be a <br /> spire atop the addition. <br /> <br />6. Setbacks: Inl addition to the standard structure setbacks, Staff considers the use to be <br /> commercial in!nature and as such, a 40 foot setback from adjacent residential parcels should <br /> be maintained. Given the size of the parcel and the proposed location of the addition, <br /> meeting standard and extraordinary yard setbacks is not a concern. <br /> <br /> <br />
