CASE //7 <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF RIVERVIEW BOWL; <br /> CASE OF SUPER BOWL, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Superbowl, Inc. is requesting sketch plan review of a minor subdivision to be named Riverview <br />Bowl. The subdivision is a replat of commercial Lots 1, 2, 6 and 7, Block 4, Riverside West, into <br />one commercial lot ~nd two residential lots. <br /> <br />The following itemsiare enclosed for your information: <br /> <br /> a) Site lpCation map <br /> b) Sketdh Plan <br /> c) City [;taff review letter dated May 31, 1995 <br /> <br />Noti fica ti on: <br /> <br />Minor subdivisionsl are not required to be subjected to a public hearing. As a courtesy, the <br />remainder of the parcels on the subject block and the parcels on the east side of Dolomite were <br />provided with a cop~ of this case. <br /> <br />Observations: <br /> <br />The Superbowl structure currently occupies portions of Lots 1, 2, 6 and 7. The purpose of the plat <br />is to achieve one l~rge commercial lot to accommodate the Superbowl facility and plat the <br />remainder of the pro ~erty into two residential lots. <br /> <br />All of the lots in th~ proposed plat exceed the minimum area and width requirement for commercial <br />and residential lots [~ the urban district and the Superbowl structure will meet all required setbacks <br />from property lines~ [ However, Section 9.11.20 of the City Code requires that all commercial uses <br />maintain a 40 foot yard from residential uses. If necessary, the north property line of the <br />residential lot show as Parcel "B" should be moved far enough south to provide a 40 foot yard <br />between the blackto lot and volleyball court on the south and southeast sides of the Superbowl. <br /> <br />Superbowl is currently connected to municipal services and the proposed residential lots will be <br />required to connect _m the services when developed. <br /> <br />Park dedication will ;be det'ermined by the Park and Recreation Commission at their regular meeting <br />in June and is expected to consist of a cash payment. <br /> <br />Recommendation! <br /> <br />City Staff recommends sketch plan approval. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/der <br />Staff Review <br />Council for <br /> <br />Review Checklist: <br /> <br />PC: <br /> <br />y the sketch plan for Riverview Bowl contingent upon compliance with City <br />Letter dated May 31, 1995 and recommend that the applicant proceed to City <br />[nal plat approval. <br /> <br /> City Engineer <br /> <br /> 6/6/95 <br /> <br /> <br />
