We offer the following comments: <br /> <br />General; The plat consists of approximately 6.5 acres and is proposed to be <br />platted into 3 commercial lots. <br /> <br />Zoning: The area shown as Lots 1 and 2 is zoned B-1 Business and the <br />area shown as Lot 3 was recently rezoned from B-1 to B-2 Business. <br /> <br />.Lot Sizes an¢ Dimensions: The minimum lot size in the B-1 and B-2 <br />Districts is 1/2 acre; the gross area of each of the lots is 1.3 acres, 2.6 acres <br />and 2.3 acres respectively. The minimum lot width and depth requirements <br />are 100 feet and 150 feet respectively; all of the lots exceed these minimum <br />requirements. <br /> <br />Access to Lots: The subject property fronts on T.H. #47 and C.S.A.H. <br />#116. In view of local, County and State policies to restrict accesses onto <br />these thoroughfares, the sketch plan proposes to develop a private service <br />road that will provide access to the lots from g47 and #116. The service <br />road intersection with #47 is proposed to align with the entrance to River's <br />Bend Plaza on the east side of g47. Staff supports the proposal for a private <br />service road to access the 3 lots. Albeit private, the intended service road <br />should be clearly identified on the final plat document. Generally, the City <br />reserves the designation of outlot to identify property reserved for furore <br />development. However, in this case Staff is recommending that the private <br />service road be identified as an outlot because private road easements cannot <br />be shown on final plat documents and a lot and block designation would <br />imply buildability. The sketch plan has been forwarded to Mn/DOT and <br />Anoka County Highway Department for review and comment. <br /> <br /> <br />
