CASE #1~ <br /> <br />REQUEST FOI~ SITE PLAN REVIEW FOR A MAINTENANCE BUILDING AT <br /> RUM RIVER i HILLS GOLF COURSE; CASE OF RUM RIVER HILLS, INC. <br /> ~ By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Rum River Hills, ~c. is requesting site plan review to construct a 3,780 square foot maintenance <br />building in the southwest comer of the Rum River Hills Golf Course property. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Letter from Dick Tollette dated March 24, 1995 <br /> c) Site ~lan and building elevations <br /> d) City,Staff Review Letter dated June 1, 1995 <br /> <br />Notification: <br /> <br />Site plans are not kequired to be subjected to a public hearing and no notice of the pending <br />development to neighboring property owners is required. In this case, City Staff is of the opinion <br />that there is some i/~pact to the neighboring residences to the south and they have been provided <br />with a copy of the cgse. <br /> <br />Observations: <br /> <br />The structure meet '. ail setback requirements from Hwy. g47 and the residential district to the <br />south. The exterior facing finish is proposed to be vinyl siding which is in compliance with City <br />Code and compatibl with existing structures on the golf course proper. The facility will be served <br />by on-site septic ant. well. <br /> <br />Thc requirements fdr landscaped areas along public roads and between commercial and residential <br />uses has been met i ~ the site plan. However, a 5 foot screening is required at least on the south <br />side of the building md only a 4 foot berm is proposed. It is staff's understanding that the intent is <br />to extend the berm. ~t additional 30 feet to the east and the entire berm will be topped with 2 foot <br />spruce trees every 11[} feet. City Staff should be provided with a modified site plan. <br />The employee parking and equipment maneuvering area at the front of the maintenance building is <br />proposed to be suff~ :ed with bituminous and finished with B-612 concrete curb. <br /> <br />Existing outside stQrage along the south property line will be eliminated, all chemicals will be <br />stored indoors in ac~:ordance with OSHA regulations and above-ground fuel storage tanks will be <br />placed on the north ~ide of the building. Staff is recommending that the berm be extended north a <br />sufficient distance t([ screen the tanks from public view. All waste is proposed to be stored indoors <br />until such time as it ts transferred to the clubhouse dumpster. <br /> <br />There will be no access to the maintenance building from public roads; access will be via a dirt path <br />from the clubhouse hrea, running south and parallel with Hwy. g47. <br /> <br />q6 <br /> <br /> <br />
