However, the adjacent properties to <br />'the shopping center are impacted by the development and have been provided <br />Ise. <br /> <br />Observations: <br /> <br />The proposed expansion is in conformance with City Code as it pertains to lot coverage, <br />architectural standhr~s, and bituminous/curbed off-street parking. <br /> <br />Although there is a ,~ubstantial amount of existing and proposed off-street parking, the site plan <br />does not clearly indicate that the requirement for 1 space for every 200 square feet of retail space is <br />met. <br /> <br />City Code requires la 40 foot wide landscaped yard and screening where commercial uses abut <br />residential uses, This requirement impacts the west and south property lines and whether or not <br />the setback distancg is met is not identified. A landscape and screening plan has not been <br />submitted. <br /> <br />A Grading and Drainage plan has not been provided and will be required. It will be necessary to <br />construct a sediment[tion pond for water detention and skimming prior to discharge. <br /> <br />The location of the egisting and any proposed well and septic sys.tems is not noted on the site plan. <br />The site plan should glso indicate locations for alternate systems in the event of system failure. <br /> <br />The site plan is also ~eficient of a lighting plan and a waste storage plan. <br /> <br />Looking to future needs in the area, City Staff is recommending that Mr. Muller be required to <br />provide the City with easements for additional right-of-way to accommodate a signalized <br />intersection and T.H~ #47 and 167th and a pedestrian pathway along T.h. #47 and 167th. <br /> <br />lOB <br /> <br /> <br />
