It would be anticipated that this parcel <br />would have townhouse type dwellings, in a row arrangement, <br />adjacent to s.ome of the golf course fairways. However, it is <br />recognized thBt under the City's current ordinances, such <br />features are not possible without the presence of sanitary sewer <br />and water. The developers recognize that such services are not <br />readily availRble, nor will they be for some time to come. The <br />developers have no desire to encourage or expedite the normal <br />extension of such services, and are willing to wait indefinitely <br /> <br />for the development of this outlot. <br /> IV. MUNICIPAL PARTICIPATION <br /> <br /> The City'of Ramsey will not be asked to participate <br />financially, nor to issue any bonds in connection with this <br />project, except with the possibility of bonding for specially <br />assessed roadrconstruction. The function of the City of Ramsey <br />will be to ac~ as the approval agency for the Planned Unit <br />Development, which approval would also entail consenting to the <br />following features: <br /> <br /> A. Vacation of Park Land. <br /> <br /> There is !at present a park dedicated in the plat of White <br />Pine Estates, Which borders the Rum River, and which is a passive <br />park. It is doubtful that this park could or would ever be <br />developed beyond its current state, which is that of a floodplain <br /> <br /> <br />
