Planned Unit Development § 9.20.31 <br /> <br /> Subd. 7. Rezoning. <br /> a. If final plan approval is not granted within one year from the time the <br /> Council approved the rezoning and preliminary site plan, the Council <br /> may i~fiate a rezoning to remove the Planned Unit Development District <br /> zoning and rezone the property to the zoning that was in effect at the <br /> tlme of the initial rezoning. The Applicant may request the Council for <br /> no more thaa one six month extension for final plan approval. <br /> b. If construction docs not coramenee within one year after issuance of <br /> final approval, the Council may initiate a rezoning to remove the <br /> Planned Unit Development District zoning and rezone the property to the <br /> zoning that was in effect at the ~me of the initial rezoning. <br /> e. If construction has not commenced in aecord~_r~ee with the approved <br /> development schedule, the Council may initiate a rezoning of all or part <br /> of the land to remove the Planned Unit Development District zoning and <br /> rezone all or part of the property to the zoning that was in effect at the <br /> time of the initial rezoning. <br /> <br /> Subd. 8. Development Guarantee. Prior to the granting of any building <br />permit within a Planned Unit Development District, a deposit shall be made to the City, in cash or <br />letter of credit, approved by the City, equal to 125% of the estimated cost of all site improvements <br />inclufling but not limited to road construction and landscaping improvements as requi~:ed by the <br />final plans. <br /> <br /> Subd..9. Requirements For Preliminary Plans a. Preliminary Site Plan .. <br /> The preliminary site plan shall be dra,~:n at a sc.ale of one inch equals 50 <br /> feet, 100 feet, or 200 feet. The submiss~gn rnsy be composed of one or <br /> more sheets and drawings.and shall include: <br /> 1. Location of all proposed buildings' and their proposed uses; <br /> 2. Location of driveways and parking areas (all driveways and <br /> parking areas must include cmbing); <br /> 3. Indicate front, side and rear yard setbacks proposed; <br /> 4. Indicate square footage and dimensions of all proposed lots; and <br /> i.Location of all easements, width and purpose. <br /> b. Landscape Plan ' <br /> The landscape plan shall be prepared at a scale of one inch equals 50 feet <br /> and shall contain thc following information: <br /> 1. Indicate areas for berm~ng and sodding <br /> 2. Indicate the location of proposed plantings, identify plant <br /> materials; <br /> 3. Indicate any existing vegetadon; and <br /> 4.
