Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored within a <br />completely screened structure or container. Staff has been verbally informed by Mr. Toilette that there will <br />be no outside waste storage at the maintenance building; that all waste will be stored indoors until it is <br />transported to the dumpster at the clubhouse facility. <br /> <br />Access: Although there is an abandoned Hwy. 847 crossing in the southwest comer of the prope, rty, there <br />will be no access to the maintenance building from public roads. All traffic to and from the maintenance <br />building will be via a dirt path on the golf course grounds that runs south from the clubhouse area, parallel <br />to Hwy. #47. <br /> <br />OffStreet Parking z Design; In accordance with City Code, a bituminous pad finished with B-612 <br />concrete curb is proposed on the west side of the maintenance building to accommodate employee parking <br />and maneuvering equipment. Any off-street parking of vehicles and equipment is restricted to paved <br />surfaces. Mr. Tollette has advised that the range of vehicle sizes to be parked at the maintenance building' <br />would be lawnmowers, golf carts and pickups. He also indicated that at peak times of the year, there <br />could be as many as 9 employees at the maintenance building, most of which would park their vehicles at <br />the main parking lot by the clubhouse. <br /> <br />Outside Storage: It is Staff's understanding that the fuel supply for mowers and golf carts will be stored in <br />above ground tanks on the north side of the maintenance building. Staff is recommending that the <br />landscaped berm also be extended north a sufficient distance to screen the tanks from view by the public <br />fight of way. Mr. Toilette has verbally indicated that ail chemicals will be stored indoors in accordance <br />with OSHA regulations. <br /> <br />Lighting: No exterior lighting plan has been shown on the site plan. Mr. Tollette indicates that there will <br />be two standard exterior residential lights mounted on the south and west walls of the building near the <br />service doors. <br /> <br />Drainage ~ Gradi.n.g: The topography of the site is an approximate three percent grade to the southeast. <br />It is proposed a tufted swale be graded to conduct run-off eastward a distance of approximately 250 feet to <br />the pond system which is a part of the golf course. Care should be taken to ensure erosion protection of <br />the swale until turf is well established. Bale checks, erosion fibre mat, or similar measures may be <br />required. <br /> <br />Miscellaneous: There is an unknown square dimension drawn on the site plan just to the east of the <br />proposed building. This dimension needs to be identified or removed from the site plan. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, June 6, I995, at the Ramsey <br />Municipal Center, 15153 Nowthen' Blvd. N.W., to review the proposed site plan. A copy of the case <br />cover sheet is enclosed.
