FROM : DF PECK CONSULTI~NG

PHONE NO. : 484 7421

May. 26 1995 01:49PM P2

May 26, 1995

MS. Sylvia Froli~
Zoning Administrator
City of Ramsey ~
15153 Nowthen Blvd.
Ramsey, Mn. 5§303~

Re~ Gradln~ and Mining Permits

Dear Ms. Frolik:

In regards ~o North Fork's Appl~.cations for certain Grading and Mining Permits
please be advised~as follows:

The Applica~ion to regrade portions of Lots 5, 6, 7 and 8 in Block 3, Northfork
Links Addition lsifor the purpose of creating walkout building sites for these lots.
The lots were pla~ted in 1991 a,d three have remained ansold and none have been
built upon. Nort~ Fork's builders and s~lespeople believe that raiBing tbs grades
w~ll help assure ~hat upscale homes will eventually be built on these lots.

Present gra~es on these lots range, generally from 880' to 882'. The grading
proposed is to to ~reate front elevations of 887' on the building pads with a si~ ',',
foot drop to the ~lkout grade to the rear. These lots are all approximately 200'
wide and the created building pads would not be much more than 80' in width with
slopes of perhaps ~' to 1' extending towards the property lines. An 879.8' elevation
would be matntaine~ along tbs lot line between Lots 7 and 8 to guaranty drainage
to a catch basin l~cated along Andrie Street. No rear elevation woul~ be less than
881' No materaillwill be imported to or'exported from'the ~ite.: 'All dri~ew~F grades
will be less than ~%.

The Application to'regrade portions of Lots 3 and 4, Block 2, Northfork Lake
Addition is again ~or the purpose of creating more attractive building sites. In
order to preserve ~he trees located on Lot 2, Block 2, the home built on that lot
was moved towards ~he east property line. This, plus the ~ize of the homes expected
to be built on Lots 3 and 4 cramp the home sites and the sight lines. Moving the
walkout grades clo~er to Inverness Lane would give owners of,Lots Z through 5
greater privacy an~ shorten somewhat the required length of driveways for Lots 3
and 4. Septic systems would.be located further from the lake.

The grading plan would require the removal of approximately 16,000' ~ubic y~rds
of material. Such ~aterial would be removed by belly-dumps west along. I~verness
and through the gol~ course. To minimize the impact on existing homes such export
could be done in on~ or two moves.
