The preliminary plat consists of one sheet prepared by Hakanson <br />Anderson Associates and is dated 6/13/95. We offer the following comments: <br /> <br />1. Gegeral: The proposed plat is zoned Business Warehouse, not Industrial <br /> as ~loted on the preliminary plat. Consistent with the approved sketch plan, <br /> the~plat consists of approximately 138 acres to be subdivided into 10 <br /> corbanercial lots, 1 outlot for future development and a park area. What is <br /> shc~wn as Lot 1, Block 2, should be shown as Lot 2, Block 1. Block 3 <br /> wo~d then become Block 2. <br /> <br />2. Lot Sizes and Dimensions: All of the lots meet the 1 acreminimumlot <br /> siz~ and 200 foot width requirements for the Business Warehouse District. <br /> <br />3. Dra~inage: In accordance with City Staff recommendations at the time of <br /> skeich plan approval, the eastern portion of Outlot A is proposed to be <br /> ded[lcated as drainage and utility easement rather than as an outlot. This area <br /> is p~roposed to accommodate a sedimentation pond to handle the drainage <br /> fro.da the plat. An outlet is planned from Wetland #117W south to the <br /> railkoad tracks. A 15 foot drainage and utility easement should be added on <br /> ther <br /> common boundaries of Lots 6 and 7 or Lots 5 and 6 and be continued <br /> alolig the southern boundary of the lot to the eastern boundary of the Bury <br /> andiCarlson Addition. Staff is not recommending any additional easements <br /> aloxl.'g interior common lot boundaries, since it is likely that final parcel <br /> boundaries will be amended to facilitate individual development which <br /> wotild then require vacation. <br /> <br /> Theipreliminary plat does not require submission of a grading and drainage <br /> plar~ as each of the individual lots will be required to submit these plans <br /> whe~ making application for site plan approval to develop the lots. It is <br /> anti64pated that a majority of the site will be drained to Wetland #117W after <br /> it re~eives sedimentation and skimming. However, the southeastern portion <br /> of the site may be too low to be drained to the wetland and may require on <br /> site Oetention before being discharged to the wetland outlet pipe. <br /> <br /> <br />
