They <br />have submitted a r .egll uest for a Dwelling Moving Permit to place a modular home on the lot. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Sit~ <br />b) Cen <br />c) Bui] <br />d) Zor <br />e) Buil <br />f) Prol <br /> <br />location map and Pineview Estates 2nd Addition Plat <br />ificate of Survey (note error:, driveway to be developed on east property line) <br />ding elevations and artist concept <br />ing Compliance Report dated June 29, 1995 <br />ding Code Compliance Report dated June 29, 1995 <br />~osed Dwelling Moving Permit <br /> <br />Notification: ~ <br /> <br />City Code does notirequire a public hearing for a Dwelling Moving Permit. <br /> <br />Observations: <br /> <br />The structure and !ts placement are in compliance with the State Buillding Code and the City's <br />zoning ordinances4 The structure will be placed on a full basement with tuck-under garage. The <br />exterior facing fini~ih is vinyl siding with fiberglass shingles. <br /> <br />The property is zoO!ed Planned Unit Development (Residential/Commercial) and the covenants, <br />which the City is not responsible for enforcing, requires Lot 8 to have a common driveway on its <br />west property line ~ith Lot 7, and Lot 9 to have a common driveway on its east line with Lot 10. <br />However, the common lot line between 9 and 10 is wetland and no driveway will be feasible in <br />that location; there[ore, Lot 10 must have its own driveway. Mr. Mertens desires to develop his <br />home with a tuck t~nder garage and that is only possible if the driveway comes into the property <br />from the east. Mri Mertens has proposed to the Homeowner's Association that his lot have a <br />common driveway Ion the east property line with lot 9 and he has signed a committment to also <br />provide a 15 foot e~sement on his west property line in the event LOt 7 develops with a commercial <br />activity in the rear ~ard and needs the additional driveway width for ease in maneuverability. The <br />Homeowners Asso~iation has accepted Mr. Mertens proposal. <br /> <br />Recommendation: <br /> <br /> Commission Action: <br /> <br /> Motion to: <br /> Recommencl that City Council approve/deny the application for a Dwelling Moving Permit <br /> to place a rr!odular home on Lot 8, Block 1, Pineview Estates 2nd Addition, and delcare <br /> terms of perinit as proposed. <br /> <br />Review Checklist: : Building Official <br /> <br />PC: 7/5/95 <br /> <br /> <br />
