Site Plan Review Letter <br />Command Corporation <br />August 31, 1995 <br />Page 2 of 2 <br /> <br />Off Street Par~king - D. esi_m~: In accordance with City Code, all driveways, off-street parking, <br />loading and maneuvenng areas are proposed to be surfaced with bituminous and finished with B- <br />612 concrete curbing. <br /> <br />Off Street Pal ~ing - Spaces Required: City Code requires 1 parking space for each employee on <br />the maximun working shift. The number of employees is not identified on the site plan; 100 <br />parking spaces are being proposed. <br /> <br />Access: The site is proposed to have two accesses onto McKinley Street. <br /> <br />Drainage and Grading: The storm runoff generated by this development is proposed to be handled <br />by the drainage plan prepared by Schoell & Madson, Inc. This plan proposes several discharge . <br />points from the project site. The parking lot located on the northwest corner of the property will be <br />drained overland to a catch basin which will discharge to the east ditchline of County Road #57. <br />The County h~ a policy which requires any discharges to the County ditch to be at or less than the <br />predevelopment discharge. A preliminary review of the existing and proposed drainage indicates <br />that this condition is met. The County may require calculations before their approval is granted for <br />this discharge. <br /> <br />Minor areas which comprise the two access drives discharge into the north curbline of McKinley <br />Street which has been provided with catch basins. These catch basins discharge into the detention <br />area located on Outlot A of the subdivision plat which has been reserved for drainage purposes. <br /> <br />The building roof drains will be discharged through an internal building drain line. The 18" storm <br />pipe will exit the building on the east and will also intercept runoff from the east parking areas. <br />Both storm water discharge from the building and east parking lot will be discharged directly into <br />the Ouflot A drainage basin. <br /> <br />Erosion control silt fence is proposed surrounding virtually the entire subject property. The <br />developer needs to have 'the grading and drainage plan approved by the Lower Rum River Water <br />Management Organization. <br /> <br />i, Sjgll: The sim plan indicates the placement of a sign; a sign permit from the City is required prior <br />to erection of.the sign. It is Staffs recommendation that the identification sign also recognize <br />'Ramsey' as the company location. <br /> <br />Loading Dg~ks: Thc loading docks arc provided along the west wall of the building and there <br />appears to be sufficient maneuvering area provided for trucks. <br /> <br />Lighting Plan: The site plan indicates lighting for the south, east and west walls of the building <br />and both the parking lots. The type of lighting proposed IS OR IS NOT IN COMPLIANCE <br />WITH CITY CODE. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, September 5, 1995, at the <br />Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy <br />of the case cover sheet is enclosed. You, or your representative, should be present at the meeting <br />to answer any questions that may arise. <br /> <br /> <br />
