Background: <br /> <br />REQUEST FOR SITE PLAN APPROVAL; <br /> CASE OF COMMAND CORPORATION <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />CASe <br /> <br />Smith Architects has been contracted by Command Corporation to design an office and <br />manufacturing facility for them on Lot 2, Block 1, Ramsey Business Park 95. The property is <br />located in the northwest comer of the intersection of McKinley Street and Sunfish Lake Blvd. <br />N.W. <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map - Business Park 95 <br />Site location map - Command Corp. <br />Site plan <br />City Staff review letter dated August 31, 1995 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. In addition, the surrounding parcels <br />are zoned IndUstrial and this development would have no peculiar impact on any adjacent industrial <br />property. The~fore, no notice of the pending development to adjacent parcels was necessary. <br /> <br />Observations: .. <br /> <br />The site will have two accesses onto McKinley Street. <br /> <br />The building iS proposed to be 53,000 square feet in size; 10,000 square feet of office space and <br />43,000 squareifeet of warehouse and manufacturing. The exterior facing finish on the building is <br />proposed to bo a combination of glass curtain walls, decorative and standard concrete block, e <br /> <br />The proposed project meets City Code requirements for lot coverage, setbacks, architectural <br />standards, landscaping, waste storage, and paved and curbed off-street customer/employee parking <br />spaces and loading areas. City Staff is recommending that the landscaped areas be developed with <br />irrigation systems. <br /> <br />The Drainage Plan is acceptable to the City, but must also be reviewed by the Anoka County <br />Highway Department. A permit must also be obtained from the Lower Rum River Water <br />Management Organization. <br /> <br />The site will accommodate a 47,000 square foot future expansion to the manufacturing/warehouse <br />area noted on the site plan. <br /> <br />Recommendation: <br /> <br />City Staffrecommends site plan approval contingent upon compliance with City Staff review letter. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve/deny the proposed site plan for Command <br />Corporation and Smith Architects on Lot 2, Block 1, Ramsey Business park 95, contingent <br />upon compliance with the City Staff review letter dated August 31, 1995. <br /> <br />Review Checklist: City Engineer <br />PC: 9/5/95 <br /> <br /> <br />
