f. The final plat shall be prepared in accordance with all applicable <br /> federal and state laws and county ordinances. <br /> <br /> Subd. 2. City action. <br /> <br /> a. The Council shall act on the final plat within 60 days of the date <br /> on which it was filed with the zoning officer and pursuant to <br /> state statute. Failure to so act within this 60 day period shall <br /> constitute approval of the final plat. The final plat shall not be <br /> approved if it does not conform to the preliminary plat, including <br /> all changes required by the Council, or does not meet the <br /> engineering and design standards and specifications to the City. <br /> <br /> b. Recording. Following approval of the final plat by the <br />Council, the zoning officer shall promptly notify the subdivider of said approval and <br />furnish him with a eevfif~ copy of the resolution approving said plat. Within two (2) <br />years following final plat approval, the final plat shall be recorded with the County <br />Recorder or Registrar of Titles of Anoka County. Thereafter, the Council may extend the <br />period upon written application by the subdivider and subject to all applicable performance <br />conditions and requirements, or the Council may require submission of a new application <br />unless the CoUncil finds that substantial activity and investment has occurred in reasonable <br />reliance on tl~e approved application and the subdivider will suffer substantial financial <br />damage as a ~onsequence of a requirement to submit a new application. :ghe-sabdivid~ <br />shall ~ ' <br /> <br />for recording at the County until the zoning officer has verified that all fees <br />required to '!be paid to the City in connection with the plat have been paid <br />and the City Attorney has stated an opinion of marketable title on the <br />premises involved. <br /> <br /> Subd. 4. Required plat data. It shall be a condition to the approval of <br />a final plat that the following data shall be shown on said plat or shall be furnished <br />therewith: <br /> <br /> a. Names of the subdivision, which name shall not duplicate or too <br /> closely approximate the name of any existing subdivision; <br /> <br /> b. Municipal, township, county or section lines accurately tied to <br /> the boundaries of the Subdivision by distances and angles; <br /> <br /> c. Accurate angular and lineal dimensions for all lines, angles and <br /> curvatures used to describe boundaries, streets, easements and <br /> areas reserved for public use.
