10. 11. 12. 13. 14. 15. That no other heavy industrial uses in the area are required to regularly clean City streets used to access their respective businesses. That the City has received no complaints regarding operations since the establishment of the Applicant's conditional use. That there are no residential properties affected by operations at thc Applicant's facility. That the proposed amendment to the conditional use permit wi/I/will not cause a substantial increase in U'affic to and from the area. That the proposed amendment to the conditional use permit will/will not cause the use to be unduly dangerous or otherwise detrimental to persons working in the vicinity of the use, or to the public welfare. That if approved, the proposed amendment to the conditional use permit will/will not change the essential character of the area. That the proposed amendment to the conditional use permit will/will not cause the need for excessive additional requirements at public cost for public facilities and services and it will/will not be detrimental to the economic welfare of the community. That the proposed amendment to the conditional use permit will/will not involve uses, activities, processes, materials and equipment and conditions of operation that will be detrimental to any persons, property, or the general welfare by reason of excessive production of traffic, noise, smoke, fumes, glare or odors.
