City of Ramsey

15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303

PHONE (612) 427-1410 FAX (612) 427-5543
TDD (612) 427-8591

November 29, 1995

Jim Green
5858 15Ist Lane N.W.
Ramsey, Mn 55303

Re: Sketch Plan Review; Green Addition

Dear Mr. Green:

We have received your sketch plan for a minor subdivision proposed to be named Green Addition.
The sketch plan consists of one sheet prepared by John Oliver & Associates, Inc., dated October
27, 1995. We offer the following comments:

~ The subject plat is a replat of Lot 2, Block 2, Haubrich Addition into 5 urban
lots, which includes the homestead. The proposed subdivision is a result of the petition for
the extension of sewer and water improvements in Haubrich Addition..

ZdZaigg;. The subject property is currently zoned R- I Urban Residential and the proposed
single family urban lots are in accordance with the zoning regulations.

3. ~ All of the lots meet the 10,800 square foot minimum lot size.

4. Lot Dimen¢0ns; All of the lots meet the 80 foot lot width requirement.

5. Utilities: All of the lots will be served by municipal water and sanitary sewer.

Drainage: Stormwater from the backyards of the created lots will follow the existing
topography and drain southward into a low depression on the adjacent school property.
Drainage from the front yards of the furore homes will drain to iSlst Lane. Catch basins
have been installed at the low point of 151st Lane, and runoff is conducted by means of a
15 inch storm sewer to a Iow area located primarily on Lot 2 of the Haubrich Addition,
which has been designated as a drainage easement.

The standard I0 foot drainage and utility easements along the outer perimeters of the
parcels and the 5 foot easements along common property lines are in place.

Transportation Impacts; On November 20, 1995, the Ramey City Council approved
the implementation of a Transportation Impact Fee. At this time, the fee is proposed at
$500,00 per lot. The exact implementation details have not been finalized but Green
Addition is potentially impacted by this new fee.

ge

Ex~sdng Well; There is an existing well on the homestead lot (proposed Lot 4, Block 1)
that may be retained for irrigation purposes only. If not, it must be abandoned in
accordance with the Minnesota Well Code.

I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
