<br /> Blqff for the Shoreland Overlay District: A topographic feature such
<br />as a hill, cliff, Or embankment having all of the following characteristics:
<br />
<br /> a. !part or all of the feature is located in a shoreland area;
<br />
<br /> b. ithe slope rises at least 25 feet from above the ordinary high water
<br />level of the wat~rbody;
<br />
<br /> c. ~the grade of the slope from the toe of the bluff to a point 25 feet
<br />or more above t~he ordinary high water level averages 30 percent or greater; and
<br /> d. ithe slope must drain toward the waterbody.
<br /> An iarea with an average slope of less than 18 percent over a distance
<br />for 50 feet or n~0re shall not be considered part of the bluff.
<br />
<br /> Boa~thouse A structure used solely for the storage of boats or boating equipment.
<br />
<br /> Building Line The line measured across the width of the lot at the point where
<br />the principal struct6r¢ is placed in accordance with setback provisions.
<br /> Clear-cutting The removal of an entire stand of trees.
<br />
<br /> Con~litional Use A use of shorelands which is permitted within a zoning district
<br />only when allowed ,bY the city after a public hearing, if cexmin conditions are met which eliminate
<br />or minimiz~ the inc0mpadbility of the conditional use with other permitted uses of the district.

<br /> Crown Cover The ratio b~tween the amount of land shaded by the vertical
<br />protection of the b~mches and foliage area of standing trees to the total area of land, usually
<br />expressed as pereen ,rage.
<br /> Development The construction, installation or alteration of any structure, the
<br />extraction, grading 6r rifling, clearing or other alteration of terrestrial or aquatic vegetation, land or
<br />the course current ot cross secdon of any water body or water course or the division of land into
<br />two or more parc¢Is~

<br /> Dimensional Requirement Minimum and maximum setbacks, yard
<br />requirements and/oriStructure height or size restrictions established in Chapter 9.01 for the various
<br />zoning districts.

<br /> Emergency Work Work that is necessary to save life or property.

<br /> Gove~rning Body The Council by whatever name known.
<br /> Hard'Ship A hardship means the property in question cannot ~ put to reasonable
<br />use under the conditions allowed by the official controls; the plight of the landowner is due to
<br />circumstances uniqu~ to their property, not created by the landowner, and then if granted, will not
<br />alter the essential ch~,'acter of the locality. Economic considerations alone shall not constitute a
<br />hardship if a reasonable use for the property exists under the terms of the official controls.

<br /> Littee Slightly decomposed organic material on the floor of a wooded area.
<br />
<br /> Lot A parcel of land designated by metes and bounds description, registered land
<br />survey, auditors plot, 16r other accepted means and separated from other parcels or portions by said
<br />description for the p~pose of sale, lease, or separation thereof. For the purposes of these
<br />regulations, a lot sh~ b~ considered to ~ an individual building site which shall b~ occupied by
<br />no more than one prificipal structure equipped with sanitary facilities.
