CASE #: l <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF GREG BAUER SUBDIVISION <br />CASE OF GREG BAUER <br /> By: Patrick Trudgeon, AICP, Assistant Community Development Director <br /> <br />Background: <br /> <br />Greg Bauer is proposing a minor subdivision for the purpose of reconfiguring two existing lots. <br />One of the lots has an existing residence located on it ( 7210 161st Lane). The total area to be <br />subdivided is 14.17 acres and Mr. Bauer would like to create a 2.5 acre parcel and a 11.67 acre <br />parcel. The subject property has frontage on 161st Laneand 160th Lane. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) Resubdivision plan <br />d) City Council Work Session Minutes dated July 29, 2003 <br />e) City Staff review letter dated September 26, 2003 <br /> <br />Notification: <br /> <br />No public hearing is required for minor subdivisions. However, the applicant also requested a <br />variance to road frontage requirements. Variances require a public hearing and property owners <br />have been notified of the variance public hearing. <br /> <br />Observations: <br /> <br />Mr. Bauer owns two separate parcels that he would like to reconfigure. Currently, the two <br />parcels consist of a five acre parcel (7210 160th Lane) and a vacant parcel that is 9.45 acres in <br />size. The proposed subdivision would reconfigure Lot 1,. which, contains an existing residence, <br />into a 2.5 acre parcel. Lot 2 will be 11.67 acres in size and will eventually contain Mr. Bauer's <br />new residence. <br /> <br />Lot 2 as shown is deficient of the required 200 foot lot width required at the street frontage. The <br />primary access will come from the 66-foot fight-of-way for 160th Lane NW. The applicant has <br />submitted a variance request to be considered by the Board of Adjustment on October 2, 2003 to <br />allow for the 66-foot lot width. As mentioned in the Bauer variance case, the constructed road <br />for 160tn Lane stops 360 feet west of the eastern property line for Lot 2. <br /> <br />Mr. Bauer is requesting that he be able to construct a private driveway within the 160th Lane NW <br />right-of-way. At a previous work session, the City Council indicated that they would find this <br />acceptable as long as future right-of-way for the possible extension of 161st Lane NW is <br />preserved as an easement. If the property were to be redeveloped in the future, 160th Lane NW <br />would be improved and extended to Mr. Bauer's property. The minor subdivision shows a 66- <br />foot easement along the north part of Lot 2 that could be utilized for future road purposes if land <br />to the west (the Gun Club) were developed in the future. <br /> <br /> <br />
