Mr. Bauer explained that creating a.one-acre lot would provide ~'or a l~ature road without
impacting that lot.

Councilmember E!vig inquired if it was possible for the property line to follow the layout of the
possible ~ture road to try and increase the lot size.

Councilmember Kurak suggested creadng a larger lot at this time d~at would include an easement
for a future road.

Mr. Bauer explained that the only reason he went with the one-acre lot was to provide him with
the option to setl that piece of' property. If he is required to create more than a one-acre lot he
would probably keep d~e property and divide it in the ff~mre if the land were to be developed.

Assistant Community Development Director Trudgeon noted that the Board of Adjustment
would have to handle the variances.

~ouncnntemoer Kurak expressed concern that if they were to allow- someone to have a one-acre
Lot. then odters will t'equest the same thing.

Mr. Bauer sm~ed that the one-acre lot is not a critical issue to him.

Counciimember Kurak inquired if there was any concern with lead contamin.ation on the
?ropert?.

Mr. Batter ,:epiied no.

Councilmember Pearson inquired as to what the od~er lot sizes were in the m'ea.

Assistant Cormnunity Development Director Trudgeon explained that the lot sizes currentl?
range fi-om one acre to 2.5 acres.

Councilmember Pearson questioned if they would really be setting a precedent allowing t'or the
one-acre lot since there are already one-acre lots in the area.

Assistant Cormnunity Development Tmdgeon explained that the biggest problem is proving
hardship ibr the variance.

Councilmember Elvig stated ~hat there ma,,/be an opportunity to provide an east/west connection
through this prope~; in the i:uture and questioned what the impact may be.

City Administrator Norman replied that it is .an area ~hat has not been considered ~br future
development, but it would be the logical place to cormect 16t"~t.

Councilmember Cook stated that when they are rooking at ghost platting properp/they have to
start considering east/wes~ t'outes.

28

CiW Council W,}rk Scssioa/,Ju~y 29? 2~}1}3
P'~ge 8 of 13
