b. Preliminary Plat and Site Plan <br /> <br />Requirements for Preliminary Plans <br /> <br />ii. <br /> <br />Preliminary Site Plan. The preliminary site plan shall be <br />drawn at a scale of one inch equals 50 feet, 100 feet, or 200 <br />feet. The submission may be composed of one or more <br /> <br /> Location of all proposed buildings and their <br /> proposed uses; <br /> <br />bb. Location of driveways and parking areas (all <br /> driveways and parking areas must include curbing); <br /> <br />cc. Indicate front, side and rear yard setbacks proposed; <br /> <br />dd. Indicate square footage and dimensions of all <br /> proposed lots; and; <br /> <br />ee. Location of all easements, width and purpose. <br /> <br />Landscape Plan. The landscape plan shall be prepared at a <br />scale of one inch equals 50 feet and shall contain the <br />following information: <br /> <br />aa. Indicate areas for berming and sodding; <br /> <br />bb. Indicate the location of proposed plantings, identify <br /> plant materials; <br /> <br />cc. Indicate any existing vegetation; and <br /> <br />dd. Indicate any trees to be removed. <br /> <br />Grading and Drainage Plan. The grading and drainage plan <br />shall be drawn at a scale of one inch equals 50 feet, 100 <br />feet or 200 feet and shall contain the following information: <br /> <br />aa. Existing and proposed, grades with a minimum of <br /> two foot contour intervals to a known sea level <br /> datum; <br /> <br />bb. Sufficient spot elevations on all proposed hard <br /> surface areas; <br /> <br />cc. Estimated runoff of the area based on 10 and 100 <br /> year storm events; <br /> <br />dd. Provisions to carry runoff to the nearest adequate <br /> outlet, such as storm drain, natural drainage way, or <br /> street; <br /> <br />iii. <br /> <br />sheets and drawings and shall include: <br />aa. <br /> <br /> <br />
