4c The TC-4c Sub-District shall provide the highest densities <br />in the TC-4 District requiring a minimum of 15 dwelling units per <br />acre. This area is adjacent to the Mixed-Use Core. <br /> <br />eo <br /> <br />Park and Open Space Sub-District - "TC-5." The park and open space <br />Sub-District is intended to preserve environmental features, provide <br />amenities and create focal points and community gathering places within <br />easy access of all areas of the Town Center. A minimum of 10 percent of <br />the gross acreage of the Town Center shall consist of open space that is <br />improved for public use as guided by the Master Plan and any other <br />subsequent agreements between the City and developer. Areas designated <br />within the TC-5 Sub-District, however, are restricted from other types of <br />development, with the exception of certain civic uses, as shown in Table <br />1. <br /> <br />Subd. 3. Town Center Development Regulations <br />a. Uses. Table 1 specifies permitted and conditional uses within each Sub- <br /> District of the Town Center District.
