Commissioner Johnson asked if the reason for the pond is to handle runoff from that parcel.

City Engineer Jankowski indicated it is; they did not want run off going by residential ditches.
He indicated the watershed management standards are not that stringent, but as a Staff they
wanted a pond that would be suitable for back to back 100 year events.

Commissioner Jo ~hnson asked how deep the pond would be.

City Engineer Jankowski indicated about six feet deep, and approximately 50 to 60 feet wide.
He noted the bottom of the pond is only 10 to 15 feet wide, so most of the pond is side slope.

Chairperson Nixt asked if it would have vegetation or grass if it will be dry most of the time.

City Engineer Jankowski indicated Lord of Life's pond is a similar situation; it is mostly dry and
will have vegetati6n down the sides.

Chairperson Nixt noted it is not a beautified pond unless it is full. He does not like the drainage
ditch situation, and thinks it is an issue for the residents. He indicated if they could fence it and
put in plantings he would consider moving this along.

Motion by Chairperson Nixt, seconded by Commissioner Johnson to recommend that the City
Council grant approval of the proposed site plan for construction of a multi-tenant office building
contingent upon compliance with City Staff Review Letter dated August 29, 2003, with the
stipulation that th~ applicant work with Staff to resolve landscaping and drainage issues, with a
fence installed as t~eeded.

Chairperson Nixt also suggested that they look at moving the pond so it is not right next to the
street. He indicated he would be willing to have some findings to allow them to reduce the
parking and move ihe pond.

Mr. Lund asked what kind of screening they would be doing.

Chairperson Nixt stated it requires coniferous and deciduous trees as well as ornamental
plantings.

Commissioner Johnson noted that as commercial development goes, this is not a bad one.

Motion carried.
