As a team, we <br />huddled all last week to complete arrangements for immediate construction: the day we <br />have all been waiting for! Time is of the essence. To the point: <br /> <br />Grading Permit. We seek a grading permit this week from the City of Ramsey to <br />immediately commence mass grading, at least the portion of mass grading we can <br />accomplish pre-winter. (A Groundbreaking Ceremony is scheduled October 24... <br />but we dare not wait.) <br /> <br />Security Posting. In order to receive that grading permit (all other conditions' to <br />start up have been met), security needs to be posted with the City of Ramsey. This <br />was specified in Article 10 of the Development Agreement and Section 12.4, <br />which allowed the Developer to petition the City Council, in its discretion, for <br />consideration of alternate security. <br /> <br />Initial Costs. The Cit,y Engineer, using our estimates and those estimates supplied <br />by Haakinson:'Anders'on, with 35% contingencies, costed of the initial phase, <br />called the "Plat Pha§e" as follows: <br /> <br />1) Streets (Peridot Street for Charter. School) <br />2) Sanitary Sewer ., <br />3) Watermain <br />4) Sitewide Storm Sewer <br />5) Sitewide Grading <br /> Total Estimated Plat Phase <br /> <br />*Projected as Spring work. <br /> <br />$217,535.63' <br />$91,591.80' <br />$170,795.93' <br />$2,612,763.00 <br />$5,364,300.06 <br />$8,465,989.36 <br /> <br />With winter approaching, the focus of our efforts is targeted to all land East of <br />Rhinestone (See Exhibit). This will cost approximately 30% of the $8,500,000 <br />Plat Phase estimate ($2,500,000 - $3,000,000). This zone of immediate grading <br />and storm water accommodates the Charter School, Allina and a major residential <br /> <br /> <br />
