1. Under current requirements for developers, fees for platting, zoning, variance, <br /> park, trail, sewer trunk, water trunk, storm-water, of more than $4,537 per unit are <br /> required. For tkis project the total fees required at final platt approval would be in <br /> excess of $208,702. <br /> 2. Additional fees due for SAC, WAC, and mcp/SAC at the time of permit <br /> application total $2,815 per unit on total of $129,490 for this project. <br /> 3. Because of the financing method we need to use (entrance deposit), money will <br /> not become available until after construction starts (as leases are signed during the <br /> construction period). <br /> 4. This is not a typical for profit residential or commercial development <br /> a. The residents of this facility are not park users. For this reason, and the <br /> large amount of open space to be maintained on Lord of Life properties, <br /> we request that the park fee of $1,800 per unit be waived. <br /> b. All project storm water will be managed on site. For this reason we <br /> request that the storm water management fee of $375 per unit be waived. <br /> c. These apartment units will have an occupancy rate(s) (less than 2) well <br />below the average residential' Occupancy for non-senior housing. This will <br />use less water and generate less sewage than other types of dwellings. For <br />this reason we request that each of the projects dwelling units be <br />considered at the rate of~ ora unit for purposes of sewer trunk, water <br />trunk, SAC, WAC, and municipal SAC fees. <br />As indicated in item 3 above, the project does not have funds available upfront for these <br />fees. For this reason we request that we be allowed to defer payments of these fees during <br />the construction period and before occupancy. <br /> <br />We look forward to meeting with council and staff on October 7, to discuss our project. <br /> <br />Woody G.
