ADDITIONAL INFORMATION (From City ~hecklist)

The proposal is to re-plat Lot 1, Block 2, and Outlot C, Rum
River Hills,~ into 12 townhouse lots. The new plat is named
"Townhouses of Rum River Hills". Total acreage is 4.67 acres.

The property is zoned PUD, and is served by 169th Avenue
N.W. A single private street will serve as a common access from
the townhous~ sites. The property is well drained, elevated
above the surrounding golf course.

The project is a part of an overall PUD, and would result in
an overall density of about 5.0 acres per unit. This is less
than the 2.8 ~acres per unit, if Outlot C were developed as
previously aDproved, which is for multiple family housing at up
to 10 units per acre.

The PUD Was exempted from park dedication requirements
because it involved construction of an 18-hole public golf
course.

Letters explaining the background of this proposal, along
with copies oK the sketch plan, were mailed to all houses within
350 feet, and~the applicants have offered to meet with neighbors.
Several did call with questions.
