A ground sign shall not project higher than ten (1) feet, as measured from <br />based of sign or grade of the nearest adjacent roadway, whichever is higher. <br /> <br />9.12.11 <br /> <br />f. A wall sign shall not project higher than the parapet lie of the wall to which <br /> it is to be affixed. <br /> <br />Planned Unit Developments <br /> <br /> S~bd, 1. The developer shall be required to submit a sign plan for approval, <br />drawn to scale wlth elevations, at the time application is made for a Planned Unit Development. <br />The sign plan sh~l include but not be limited to the following information: number of signs, type <br />of signs, sign sizes, type of construction materials, and sign messages. <br /> <br />9.I2.12 Construction Specifications <br /> <br /> Subd, 1. All signs permitted by this section in excess of sixteen (16) square feet <br />shall be painted, lqttered, or faced to the workmanship standards and best commercial practices of <br />companies normally engaged in the business of providing commercial signs, using materials <br />designed and mark~eted specifically for use on outdoor signs. <br /> <br /> Sulld. 2. In addition to complying with the provisions of this ordinance, all signs <br />shall be constructed in accordance with the applicable provisions of the 1991 Edition of the <br />Uniform Sign Cod~ and State Electrical Code and as subsequently amended. <br /> Subfl. 3. All signs shall be located in such a way that they maintain horizontal <br />and verdcal clearande of all electrical power lines and communication lines. <br /> <br /> Subd. 4. All signs and their supporting structures shall maintain clearance and <br />non-interference wi~ all surface and underground facilities and conduits for water, sewage, gas, <br />electricity, or communications equipment or lines. In addition, the placement of al/signs and their <br />supporting structure~ shall not interfere with natural or artifici, al drainage or surface or underground <br />water. <br /> Subd~ 5. All signs, except those attached fiat against the wall of a building shall <br />be constructed to withstand minimum wind loads as follows: <br /> <br /> a. : Solid Signs: Th/try (30) pounds per square foot per face of the sigr~. <br /> b. - Open Signs: ~-six (36) pounds per square foot of the total face area of <br /> ~ the letters and other sign surfaces, or ten (10) pounds per square foot of the <br /> ~ gross surface area of the sign, whichever is greater. <br /> <br />9.12.13 Non-Conforming Signs <br /> <br /> Subd. 1. Any permanent type sign lawfully existing prior to the adoption of this <br />section that does not meet the smd.amis of this section shall be considered legal non-conforming <br />and shall be allowed t¢ continue Ln use. Other than for change of copy or normal maintenance, a <br />legal non-conforming: sign shall lose the designation "legal non-conforming" ff the sign is <br />discontinued for a peripd of 60 days, expanded, relocated,.replaced, altered, or damaged by more <br />than 50% of the sign imarket value. If any property use or business changes ownership, all <br />Business Signs on that!property shall be brought into conformity with this section within twelve <br />(12) months of the dare'on which use or ownership changed. <br /> <br /> Subd. 2, Any permanent type sign unlawfully existing at the time of adoption of <br />this section shall be conSidered illegal non-conforming and shall be brought into conformity with <br />this section within nine {9) months of the date on which this section becomes effective. <br /> <br />Page 13 of 18 <br /> <br /> <br />
